When purchasing a home, your monthly housing expense consists of more than just the loan principal and interest repayment. Financial professionals use the acronym PITI to represent the four primary components of a monthly mortgage payment:

  • Principal: The portion of your payment that directly reduces the outstanding loan balance.
  • Interest: The fee charged by the lender for borrowing money.
  • Taxes: Real estate property taxes collected by your local municipality or county government.
  • Insurance: Homeowners insurance protecting the property against hazards, fire, and natural disasters.

Additional Costs: HOA Fees and PMI

Depending on your property location and down payment size, two additional monthly expenses may be added:

  • Private Mortgage Insurance (PMI): Required by conventional lenders when your down payment is less than 20% of the purchase price. PMI protects the lender in case of default.
  • Homeowners Association (HOA) Dues: Mandatory monthly or annual fees assessed by condo boards or neighborhood associations for shared amenities and maintenance.
